I need to seal my mobile home roof...help?

bought fixer upper mobile home , had moved onto our property. we've made inside repairs, (replaced floors, re-stabalized them, put new wallboard up, built new cabinets, etc...) having issue water leaking in around walls. i'll notice if it's raining,especially raining hard, floors little wet @ wall , occasionally, wall damp also. told me because need reseal roof. so, have few questions.

it's february, can done now? i've heard has sunny , warm. have 3 day stretch weekend not snow or rain, , temps above 40, barely. okay condition in?

kind of sealer should get. looked @ lowes.com, don't know i'm looking for. there's aluminum roof coating looks ideal, reviewers needs above 60 degrees, i'm not sure if can use now. i'd know cost efficient. still need carpeting , want roof done well, not break bank.
